North Star has two products. Assembly is the primary product — the custodial workflow most appraisers will use day-to-day, where the cryptographic seal carries its full weight. Evaluate is a secondary product for already-finished work files; it ships first because it's the technically simpler implementation, while Assembly is in active development.

What the seal proves — and what it deliberately doesn't

The cryptographic Decision Record is an evaluation-event witness, not a content attestation. That framing matters — both for what you can defensibly say to a lender or attorney, and for what we'd never claim on your behalf.

What the seal attests

  • The exact bytes of the work file you submitted (SHA-256 content hash).
  • The exact moment of evaluation (RFC 3161 third- party timestamp — not back-datable).
  • The exact rule set applied (engine version + compiled-rules hash + jurisdiction).
  • The exact findings the engine produced (results hash — deterministically reproducible).
  • The signing identity (Ed25519 key id) — proof the record was sealed by North Star.
  • Continuity of evidence — every Record links to the prior one, so flipping one byte of any past Record breaks the chain at the next verify.

What the seal does not attest

  • That your work file is accurate. Garbage in, garbage out — the seal does not transmute it.
  • That your valuation is correct. Our rules evaluate compliance, not opinion of value.
  • That observed condition matches reported. If a report says C3 and the property is C5, the seal still passes the C-rating rule.
  • That comparable-sale source data is accurate. MLS / deeds / sale histories are taken from your submission as given.
  • That the report “passes” any standard outside our published rule set.
  • That the evaluation is legal advice or professional opinion. North Star is software. Use it accordingly.
