Upload a finished report (URAR / 1004 / 1004C / 1073 / 1025 / 2090). North Star reads it, suggests the rule sets that apply, and lets you pick which to check against. Run the check and you get an Evaluation Report: what to fix, with the rule behind each one — what was checked, against which rules, and what came back. It's a report you download as a PDF. Nothing is sealed; there's no permanent record to keep — just your answer.

The main product

Assemble

$99 per assignment

The full workflow. Open an assignment and upload your source files (engagement letter, contract, sketches, photos, MLS exports). North Star reads them — including scanned pages, by OCR — tracks what the workfile still needs, checks your work against the rules you picked, and drafts a USPAP report addendum for you to review and edit. When you're ready, seal the workfile and download your deliverables: a URAR review PDF, a comp-grid PDF, and a report addendum PDF. A MISMO 2.6 data file is also available as an early draft — it's partial, and not ready for AMC delivery yet.

Each deliverable comes with a matching seal file: a permanent, tamper-evident record that ties together your sources, the rules you used, and an outside time stamp.

How you pay

You pay before the work runs. When you run a check or activate an assignment, North Star sends you to Stripe's hosted checkout — $25 for a check, $99 for an assignment. Stripe is the merchant of record, so it handles the payment and collects any sales tax that applies.

No card is ever saved. There's no card on file and nothing to remove later — you enter your details with Stripe each time you pay. And that's the whole bill: no subscription, no monthly minimum, no per-seat fee.

What you can do without paying a cent

About bringing your own AI

AI runs on an AI key, and you choose whose. Reading your uploaded documents, analyzing them, and drafting all use one. You can bring your own, or use ours.

Bring your own and you pay your provider directly at their price — we add nothing. Add your key — Anthropic today, with more providers rolling out — under Settings → AI credentials. This is the cheaper of the two, and it's what we recommend.

Or use ours. If you don't add a key, North Star uses its own, with a small added fee per use on top of the provider's cost — shown as its own line on your North Star bill, so you can always see what the AI cost and what we added.

The prices above ($25 / $99) are what North Star charges for the work itself. AI charges are separate either way — see the Terms for exactly how AI processing is paid for.

Larger firms, AMCs, and enterprise customers

The pay-as-you-go pricing above is built for solo appraisers and small firms. Larger firms, AMCs, and enterprise customers who want a custom arrangement — volume pricing, custom terms, or API access to the rule library — can email us and we'll work out terms. There's no set price for API access; tell us what you need and we'll quote it.
